BibbEgan were successful in their tender for the works and were pleased to secure yet another project for CPC Project Services. The works involved significant known asbestos, but a key requirement was early asbestos surveying to previously inaccessible areas to establish the full extend of the asbestos present on site.

While asbestos surveys were being undertaken, we isolated all incoming services, set up temporary services throughout the building and installed a wireless fire alarm system. Parking bays were suspended on Malet Street and a large loading gantry was designed and installed to allow efficient and dust free loading of 40-yard bins.

All movements throughout the building had to be managed carefully as there were many elements that had to be maintained due to heritage areas and listed portions of the building needing to be protected.

Soft strip and hard strip works were completed from the roof down through the building, with all arisings brought down vertically through chutes and loaded out via the gantry on the first floor.

The squash court was demolished using small plants and the arisings were brought up to the first floor to the gantry. Significant amounts of parquet flooring were salvaged and put back into the circular economy from the project.

100% of non-asbestos waste was either recycled or re-used on site.

This large-scale project was completed on budget and within the original program.
