Berkeley Street, Piccadilly, London W1J

The No.1 Berkeley Street project in Piccadilly comprised of a full soft and mechanical strip of office premises, and the site was located in between several busy retail units and a hotel with rooms situated above the site’s demise.

Phase 2 of the project was the full strip out back to shell and core of The Holiday Inn and all its 198 rooms plus roof and basement plant rooms. In addition to the busy location and the challenges that this posed, extra care was taken to ensure that any disruption to the surrounding businesses and especially about all construction traffic, noise levels and pedestrian safety, was kept to a minimum. Therefore, to maintain good working relations, an agreement with all affected parties confirmed that BibbEgan would reduce the noisy working hours, along with the timings for the loading and unloading of materials to and from the site.

BibbEgan were commissioned to manage the temporary works coordination and temporary works installation, in addition to carrying out a full soft strip with waste removal for the first to fourth floor offices. This provision included with the tracing and isolation of all live services and the removal of all asbestos containing materials via non-shared routes. For areas with non-supporting walls and areas of screed, hand demolition operations were carried out, and the same care was also taken when removing the canopy from the building’s front façade.

The maintenance of all services to the surrounding retail units and hotel was of paramount importance for the duration of the project and in advance of the work being undertaken, our retained service engineers traced and isolated each of the services within our demise back to the internal risers. Continuous live service feeds to the hotel and retail areas were successfully maintained and upon removal of the traced services, our electrical engineers installed temporary lighting and transformers to ensure the project could proceed smoothly.
