BibbEgan undertook his huge 45,000m² soft strip project for Fragrance Group in the middle of a wealthy borough full of well-heeled residents.

Our first activity was to establish a fully hoarded site so that our works were separate from the local residents and we undertook daily noise monitoring to ensure our works did not cause nuisance to the neighbours.

Once the hoarding was up, we undertook a detailed tag and trace of all services and isolated all incoming services back to the heads & meters using our specialist MEP contractor.

Once this was complete, we were able to start the 45,000m² soft strip out of almost 1,000 hotel rooms, corridors, common areas, roof and basement plant, bars and restaurants. The waste was all brought down the lift shafts to the loading bay and car park and loaded into 40-yard bins using a 14-ton excavator with a selector grab.

Upon completion of the soft strip, we then undertook a hard strip of selected brick and block walls throughout the building and removed service risers and slabs over the entire 30 floors.

This very large project in a very sensitive area was completed on time and on budget with no complaints from the residents around the site.
