Lancer Square, West London W8
Lancer Square is a 4000m² site located in Kensington, West London. Built in the late 1980s/early 1990s, it comprised two commercial buildings arranged around a central courtyard with retail units at ground level.
The buildings were 4 and 5 storeys tall, constructed with RC concrete frames, brick-clad façades, and a single basement 4.5m below ground.
The works involved service terminations, tree protection, soft strip, and full demolition down to ground bearing slab and foundation removal.
Temporary works were installed to the basement retaining wall of the main building, allowing removal of the ground slab and backfilling with crushed 6F2 material. This was compacted to form a piling mat across the remaining footprint. By reusing crushed demolition arisings on-site, vehicle movements were reduced by around 600.
The area is densely developed, bordered by residential and commercial properties, with Kensington Palace adjacent to the rear. Extensive consultation with neighbours and the Royal Borough of Kensington and Chelsea was undertaken to discharge planning conditions and implement environmental controls.
Real-time noise and dust monitors were installed around the perimeter, with public web access and automated alerts sent to the local authority and site team. ‘Silent demolition’ methods and pre-agreed working hours minimised disruption.
All waste streams were segregated at source and placed into designated skips for processing. With a Site Waste Management Plan in place, 95% of project arisings were recycled.
