B.E.T Enabling undertook this sensitive city centre project to the former Debenhams in the heart of Oxford for the Crown Estate. Works included architectural strip out, MEP strip out, service validation, lift and escalator removal, design and installation of emergency lighting systems, L1 fire alarm systems and life safety back up generator systems.

A detailed project execution plan was agreed with the client which included engagement with current tenants in the neighboring buildings to ensure works were planned without any disruption to the retail spaces and other businesses around the site. Due to the complexity and high-volume traffic on Magdalen Street, a logistics plan was implemented to create an access point at the back of the building at Red Lion Square to locate site offices, welfare and re-establish a loading bay to remove waste.

Crane lift works to remove roof plant were carefully planned alongside Oxford City Council and carried out under a weekend road closure implemented to minimize disruption to traffic whilst maintaining safe access to busy city centre shopping areas.

A comprehensive MEP validation and reporting exercise was undertaken to trace, tag and identify all services contained within the building to both the Debenhams demise and that of other building occupiers. This allowed the safe removal of redundant services whilst providing the client with a detailed report of the live service infrastructure remains. A comprehensive standby generator system was installed to support sprinkler and building life safety systems remaining operational in the event of power outage.
