Camberwell Road, London SE5

The site is located along Camberwell Road and dates back to the early 19th century with the buildings being used for numerous industrial operations over many years.

A pre-demolition survey was carried out by Southwark Council in conjunction with MoLA to record the type and extent of buildings on the site to enable them to be kept on historic file. Various heritage items identified by the archaeological consultants were carefully removed and stored as part of the soft strip phase.

Extensive method statements and risk assessments had to be agreed on this site due to the interface with a live UKPN sub-station located in the main building on Camberwell Road and the Network Rail mainline into London Bridge adjacent to a 3 storey building at the rear of the site.

A Refurbishment and Demolition Survey was carried out and asbestos was found to be present in various forms but most significantly as cement roof cladding to two of the buildings. All the ACM’s were removed by our licensed asbestos removal specialist.

Ground bearing slabs and foundations were removed across the whole site and pile probing was carried out to provide a site free from obstructions for the follow on developer. All suitable arisings were crushed to 6F2 specification and left on site to be used as a piling mat ensuring minimal vehicle movements were carried out to and from site and the waste recycled on the project was maximised. The neighbours included a Public House and Church and various Party Wall agreements were put in place prior to works commencing. In line with Southwark Council’s planning requirements noise, dust and vibration monitoring was installed for the duration of the works.

Works were completed within the 16 week programme and on budget.
