St John’s Wood Road, London NW8

Originally a group of 5 buildings formerly housing UKPN assets, the site is split into two by Oak Tree Road, has Lodge Road to the South and St. John’s Wood Road and Lord’s Cricket Ground directly across the road to the North.

There are two live UKPN sub stations and various underground cable tunnels within the site footprint that must be protected during the works. Stringent vibration and movement monitoring will be carried out on UKPN assets to ensure works are executed within the maximum permitted levels. An extensive and thorough document approval process has been carried out prior to any works commencing on site.

Ground Investigation teams were employed to establish the location of all foundations and underground UKPN structures to enable the demolition methodology to be planned to avoid encroaching these areas and enable the future design to be progressed.

Silent demolition techniques using pulveriser’s rather than impact breakers were adopted to reduce the noise impact on the neighbouring properties to well within the acceptable limits as stipulated by the Local Authority.

With over 250 residential apartments either side of the site good neighbour liaison was essential with regular letter drops carried out to keep the occupants informed of planned works and progress. Along with the development of a Neighbourhood Liaison Plan the site was registered with the Considerate Constructors Scheme and local businesses were utilised during the contract supplying consumables and equipment.
